We are excited to report that several of our clients were acknowledged for their accomplishments as leaders in the historic tax credit industry at the recent Novogradac HTC Conference in San Antonio, Texas. First, developers BC Lynd Hospitality were honored for completing the first project in the State of Texas to receive the Texas historic tax credit. Conference attendees were all offered the opportunity to tour BC Lynd’s historic St. Anthony Hotel within blocks from the famed Riverwalk. Rosenblum served as lead developer’s counsel in securing financing for the over $60 million rehab, and developing a legal structure to utilize federal and state historic tax credits for the project.
Historic Equity, Inc. was highlighted in a panel discussion on utilizing state HTC for its consulting work related to historic rehabilitation and utilizing state HTCs for the 1700 Commerce Building, in Dallas, Texas. Historic Equity, Inc. is a long-time client of the firm that has emerged as a premier partner for developers looking for assistance in addressing development, historic compliance, and tax issues that arise when monetizing state tax credits.
Finally, developer Dominium’s adaptive reuse of the grand Arcade Building in Downtown St. Louis, Missouri served as the model example for a discussion on twinning HTC and new market tax credits. Rosenblum provided local counsel services to Dominium for the Arcade development, including establishing a sophisticated condominium regime to accommodate multiple uses and sources of financing, and negotiating with the City of St. Louis on several local development matters.
